House overview

Welcome to Ashbrook, located on nearly 26 acres of spectacular land on the shore of the South Branch of the Potomac River.

History

This property was originally part of a 100 acre tract surveyed by George Washington himself. The area was known to be a gathering place for Native Americans for many years and dozens of arrowheads have been found on the property.

Much of the land is ideal for farming and there are many acres of private river front property that can be used for seasonal camping, fishing and more. (exact river frontage tbd pending new survey).

  • The home itself was built around 1835 by the Inskeep/Vance family and is colloquially known as the Vance Farm.

  • The home was constructed with stone and logs from the property and the bricks for the exterior were fired on site. All exterior brick was repointed in 2006.

  • Over the years, the property has hosted many weddings, baseball games and even concealed a Civil War hero in one of its closets!

Interior

The main floor features a wide, welcoming foyer, attractive staircase, a large parlor or bedroom, large living/dining room, kitchen with huge hearth, mud room, full bathroom and two additional rooms.

Upstairs are two large bedrooms, full bathroom, laundry, and three other rooms that could be an office, bedroom, library and more.

Most of the home has original wood flooring, several rooms have stunning exposed beams and there is a servants staircase. Mantles can be found in most rooms and many doors have original hardware.

Be sure to visit the attic to see roman numerals marking which rafters were to be assembled together. The summer kitchen still stands and is in very good condition.

You can see fossilized shells in many of the stones pulled from the property for its construction and it would make an excellent cottage. A large barn sits on the property as well.

Other features

With a little love and elbow grease, this home can be restored to its former glory with modern amenities.

High-speed internet is available, electricity has been updated in the past 15 years, and house is on public water. In addition, a well was installed around 2006 and the original, handmade, stone well still exists and is absolutely gorgeous.

  • It is believed the property can be subdivided into two acre lots if desired.

  • A small family cemetery is located at the north end of the property.

  • Train runs through once/day and occasionally the passenger train, The Potomac Eagle will run as well.

  • Property is located in a flood plain.

Information provided is believed to be correct but buyer to exercise due diligence. This sale is part of a 1031 tax exchange. History lovers, this one is for you!
